This one is instant, core from Costco is not. Probably pretty similar quality, but instant tent is a no brainer. So much better if you are car camping, I will never go back to a regular tent.
The Ozark trail probably comes off the same assembly line as Coleman. They are very comparable in quality, as is the core tent. I love being able to return things to Costco, but I have owned 3 Ozark trail tents (buying bigger better ones, no issue with quality) and I keep buying them. I think they are great for the price you pay. I have a big instant tent from them that is my go to car camping tent. I would personally never purchase another non instant tent unless weight was a concern.
That is true of nearly every tent ever from wherever. Usually user error. If this tent (and most tents) are set up properly, leakage should not be an issue.
I would choose Costco just for the easy return alone.

I just went with the Costco Core. Came to $75 after tax, but the Costco factor was too much to ignore. The Ozark has more vertical walls though, so you get a bit more space inside.
Reviews all state the thing leaks, just like the one at Costco
