This is basically like any of the basic 10x10 lift ups tents but the frame and tent material fee much more sturdy. Also the extra 3' on each side make a huge difference. It feels significantly larger. Fitting back into the case is actually pretty easy also.
This thing is heavy though.

Not sure how much the warehouse price is now but but it's definitely a big package (think Coleman large tent bag with 2 woven carrying handles) so I can't imagine the shipping cost is cheap.
Would love to see whether they adjusted the in club pricing down further.

Set up and take down is really easy. You can probably do it alone. I find it easier to open and then lift the frame with two people just to reduce the strain on the frame.

I purchased one five years ago and it lasted me about three plus years with a lot of up time in the backyard. High winds destroyed it so I got another one about a year ago and the fabric material started falling apart within nine months same uptime and no high winds. It is possible that the material improved, but the quality varies. The aluminum frame held up really well with both of these purchases. I still recommend it, but keep your eye out on quality issues within your one-year warranty.

Was eying this since seeing it at the campground by another family past summer. Then I saw also one left at my local Costco 3 month ago, went to an associate to let it scan to get the actual pricing and it came out for $89. Online it was on sale at the time also for $120 incl. the mark down. So in short, might make sense to get a price scan instore.
It's not built to be a permanent shelter. So don't set it up in your back yard all summer and expect it to last multiple years.
That being said, I bought a 2nd one last year when they were at this price. Definitely worth it
